2 selected — try the checkboxes, filters, and rows

One bid, start to signed.

Eight stops, in the order your estimator lives them.

01 — Start
A project starts with the files.
Name it, drop the package in. Nothing to install, nothing to configure. Start it from the office, from home, or from the truck — every project keeps its own files, conversation, and estimate.

02 — Read
Everything gets read. Including the manual.
Every sheet identified, schedules pulled, the manual sliced, addenda read for what they change. You get a plain report — and the drawings get graded: precise, or a scan flagged for field verification.
Project brief — plain report
42 sheets identified3 addenda read2 scans flagged
Tenant improvement, level 2 — millwork in breakrooms, reception, and copy areas.
Addendum 2 changes the finish schedule. Rev 1 finishes are void.
Missing: Section 06 41 00 promised in the manual index is not in the package.
03 — Find
Every area. Every piece. Each line with its drawing.
One line per billable piece, at the grain you actually bill — each carrying a snippet of the drawing, the sheet, and the view. Another trade’s scope is marked excluded, reason cited. Unsure gets flagged, never dropped.
Annotated elevation — every item pinned on the sheet it came from
04 — Review
The first stop is your sign-off.
A draft you can read in one sitting. Open any line, see the drawing behind it. Reply in your own words — nothing is measured or priced until you do.

05 — Measure
Measured the way you would defend it.
Printed dimensions first, always. Then arithmetic from printed numbers, shown. Then scale on sharp drawings — a read off a flat scan says so and gets flagged. A flagged honest number beats a confident invented one.
11'-2" PRINTEDMETHOD RECORDED ON EVERY QUANTITY
06 — Price
Your price book prices it.
Exact matches land firm. Close-but-not-exact anchors to a real product and says “estimated.” No honest answer? It asks you — and your answers can join the book. Base and alternates never blend.
Totals — reconciled to the dollar

07 — Deliver
What lands on your desk is ready to send.
The priced estimate in your format, marked-up drawings behind it, a closing note of assumptions and open questions — and on request, a client proposal your client opens without logging in.

08 — Correct
It takes red ink the way you wish juniors did.
Plain English in, a fixed estimate out, nothing else touched — and the lesson written down as a standing rule. Correct it once; it stays corrected, on this bid and the next.
Line 12 is 8 feet, not 6.
Fixed. Line 12 remeasured at 8'-0", new total $620,730. Nothing else touched.
We always carry 25-inch counter depths.
Applied — and written down as a standing rule for every future bid.
The workspace

Three places hold what your business knows.

Projects.
Every bid, with its status: estimating, waiting on you, ready.
Price book.
Your catalog, rates, and standing rules. Every import tracked and undoable.
Memory.
The rules your team writes and the lessons MillOS learned. Plain text, editable.
Coming — not shipped yet

Coming: Chat, Studio, Estimate.

Chat.
Talk to your estimating team, answer questions, redirect the work.
Studio.
The drawings on a canvas with every item found marked in place, measurements and annotations on the sheet.
Estimate.
The spreadsheet itself. Edit lines, set pricing, export, or ask for a proposal to send the client.
You move between the three until the estimate is right.
Pieces of this exist in the project today. The three tabs are in build, and we will say so until the day they are not.

01One trade live, graded on real bids by that trade's own estimators.
02That is the bar every new trade meets before its name goes on this site.
03Not your trade? Join the waitlist and name yours. That queue is how we choose what to learn next.

The best demo is your own bid package.
